General Summary

 The Project Manager is responsible for the day-to-day operations of custodial, grounds and facility maintenance activities. The incumbent provides direct management and supervision to staff involved in the maintenance and repair of facilities and equipment, and the care and cleaning of facilities and grounds.


Essential Duties and Responsibilities

 Manage and serve as point of contact for all day-to-day contract operation responsibilities, procedures and services.

    1. Assist in the hiring and training of foreman, supervisors and laborers
    2. Conduct quality control of the performance on contracts that are assigned
    3. Serve as liaison between the laborers and clients
    4. Administer policies, procedures, and processes in support of custodial, grounds and facility maintenance operations; implement and monitor compliance with contract requirements and company-approved policies, procedures, and processes.
    5. Trouble-shoot and respond to issues as needed regarding the operational aspects of the facilities.
    6. Monitor the safety and accessibility of the company and its facilities.
    7. Monitors and oversees the work of external contractors to ensure terms of agreements are met and work is completed satisfactorily.

    1. Hire, evaluate, train, discipline and terminate staff as necessary.
    2. Participate in the development and administration of custodial, custodial, grounds and facility maintenance budget; coordinates the allocation of resources following budget approval; recommends approval of expenditures.
  2. Participate in/on a variety of meetings, committees, task forces, and/or other related groups to communicate information regarding services, programs, areas of opportunity, and/or other pertinent information as appropriate.



High School Diploma; Bachelor's Degree in Facilities Management, Engineering, Architecture or related field is strongly preferred.

  • Minimum of 5 to 7 years' experience in a similar industry-related role, including supervisory experience; 10 -12 years of job-related experience is strongly preferred.
  • Must be proficient in Microsoft Office Suite and industry-related software.

    • Problem Solving- Identifies and resolves problems in a timely manner; gather and analyzes information skillfully; develops alternative solutions; works well in group problem solving situations; uses reason even when dealing with emotional topics.


Working Conditions

Generally, the employee will be working in both an office and outdoor environment. This position requires regular visits and meetings at worksites. In addition, the incumbent will travel to client (potential or current) sites as needed.


Physical Requirements

While performing the duties of this job, the employee will frequently sit, stand, walk, climb, lift, stoop and carry. The incumbent must be able to lift and carry up to 30 lbs. The incumbent may be exposed to extreme temperatures, close quarter situations, high and precarious places, moving mechanical parts, and vibrations. Furthermore, this role routinely uses heavy machinery/equipment such as power tools and standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
